UAE portfolios range from single towers to master communities with sub-communities, mixed-use podiums and shared facilities. The software should represent buildings, zones, units, common areas and assets so costs and responsibilities land in the right place.
2. Can it prove maintenance was delivered?
Look for evidence on every job, not just a status change.

- Completion photos, readings and sign-offs
- Contractor attendance recorded against the contract
- SLA and KPI reporting from live data
3. Does it connect operations to budgets and reserve funds?
Owners Associations need to explain service charge spending and plan reserve funds. Check whether budget lines and reserve planning can be linked to the actual work and asset condition, rather than kept in a separate spreadsheet.
4. How does it handle complaints, notices and community communication?
Residents and tenants expect to report issues easily and receive updates. Check field complaint reporting, notices with acknowledgements and RSVPs, and whether fit-out and work permit requests are handled in the same system.
5. Does it support compliance workflows?
Fire and life safety inspections, certificates and renewals must be tracked with evidence. Be careful with vendors claiming official approval or integration with authorities such as DCD, RERA or DLD — ask for confirmation in writing.
6. How does it connect to building systems?
Newer buildings may have a BMS, IoT sensors and smart meters; older buildings may have none. A good platform supports both: API-first connection to open-protocol systems where they exist, and structured manual data where they do not.
7. Is the AI useful and honest?
Ask to see AI working on realistic data. It should cite its sources and leave decisions to people. Ask which features are available now and which are on the roadmap.
8. What does onboarding look like?
Ask how asset lists, PPM schedules and history are migrated, who does the work, and how long a typical building takes. The quality of onboarding decides whether the system is trusted after go-live.
