BMS & IoT integration

BMS and IoT Integration, Connected to Operations

Proxima takes an API-first approach to building data: designed to connect with open-protocol BMS, IoT sensors and meters so system data sits beside the assets, work and decisions it relates to — across new smart buildings and older properties in the UAE.

The day-to-day

Why building data often goes unused

  • BMS alarms reviewed in a control room but never linked to work orders
  • Sensor and meter data stuck in vendor portals
  • No shared asset naming between the BMS and the maintenance system
  • Older buildings left out of 'smart' initiatives entirely
How Proxima helps

Two paths into one record

Smart buildings connect through APIs, BMS and IoT. Older buildings onboard through structured and manual data. Both end up in the same asset-centred record, so the portfolio can be run consistently.

  • API-first design for open-protocol BMS and sensor platforms
  • Mapping of system points to assets and locations in the register
  • Structured onboarding for buildings without connected systems
  • Readings and alarms available beside maintenance and compliance history
Older and newer buildings

Works with the building you have, not the one you wish you had

Many UAE buildings still run on paper logs and spreadsheets; newer towers have connected systems. Proxima is designed to support both, so a portfolio can start on one platform and add connectivity over time.

Older buildings: structured onboarding

  • Asset registers, meter readings and utility bills imported from spreadsheets or entered manually
  • Paper checklists and log books replaced with mobile forms
  • A clean baseline that is useful even with no connected systems

Smart buildings: connected data

  • Designed to ingest BMS, IoT sensor and smart-meter data through APIs
  • Integration-ready for open protocols where a site gateway is available
  • Monitoring and visibility first — Proxima does not control equipment unless a specific integration is agreed and supports it
  1. Layer 1

    Your building systems

BMS, meters, sensors and existing software — where available.

  2. Layer 2

    Integration layer

Open APIs and open-protocol connectors (such as BACnet or Modbus via a gateway) designed to bring readings in securely.

  3. Layer 3

    Proxima operating record

Readings sit beside assets, PPM, work orders, complaints and costs.

What can be connected at a site depends on the installed systems and the access available. How integrations work

Capabilities

What connected data is designed to support

Alarm-to-action

System events reviewed and, where needed, turned into tracked work.

Condition context

Run hours and readings next to the asset's service history.

Energy visibility

Meter data organised by building, area and system.

Open protocols

Designed around BACnet, Modbus and open APIs where available.

Manual readings

Structured capture for sites without connected meters or sensors.

Unified view

System data and operational records reviewed in one place.

Who it is for

Relevant for

  • New intelligent buildings with modern BMS and IoT infrastructure
  • Older buildings planning gradual upgrades
  • FM teams that monitor plant but manage work in a separate system
  • Owners who want building data to support real decisions
How it works

How a connection project runs

  1. Step 1

    Survey

Review installed systems, protocols and available access.

  2. Step 2

    Map

Link system points to assets and locations in Proxima.

  3. Step 3

    Connect

Establish the data feed or the structured manual capture routine.

  4. Step 4

    Use

Review data beside work, compliance and energy views.

Benefits

Why it matters

  • Building data that leads to recorded action rather than ignored alarms
  • One approach for both legacy and smart buildings
  • A foundation for energy and sustainability reporting
  • No dependence on a single hardware vendor
FAQs

Common questions

Which building systems can Proxima connect to?

Proxima is designed API-first to connect with building management systems that expose open protocols or interfaces — such as BACnet, Modbus or vendor APIs — as well as IoT sensors and smart meters. What can be connected depends on the systems installed and the access available at each site.

Is the BMS integration live today?

Proxima is integration-ready by design. Specific connections are scoped per site during onboarding; we do not claim pre-built connections to any named vendor until they are confirmed for your project.

What if our building has no BMS?

Older buildings can run Proxima fully on structured and manual data — asset surveys, meter readings and inspection records. Connected data can be added later if systems are upgraded.

Does Proxima control building equipment?

No. Proxima is designed to read and organise building system data alongside operational records. Control of plant stays with your BMS and your engineering team.

Why connect BMS data to maintenance records?

Alarms and readings become far more useful when they sit next to the asset's history, open work orders and contractor responsibilities — so a fault can be traced to action and evidence.
