CAFM Software for UAE and Dubai Buildings
Proxima gives facilities teams in Dubai and across the UAE a computer-aided facilities management record that is connected to the rest of the building operation — assets, planned maintenance, helpdesk, contractors, compliance and cost.
Where CAFM set-ups fall short
- Asset registers created at handover and never kept current
- PPM schedules that exist on paper but are hard to prove were delivered
- Helpdesk tickets and work orders held in separate tools
- Contractor attendance and completion recorded only in their own systems
- Reports assembled manually because the CAFM data cannot be trusted
A CAFM record your whole team works from
Proxima is designed so every job points to an asset, every asset carries its history, and every completion carries evidence — making the system useful day to day rather than a reporting burden.
- Structured asset hierarchy by building, floor, system and location
- PPM schedules generated from the asset register with checklists
- Helpdesk, reactive jobs and planned work in one queue
- Completion photos, readings and sign-offs held on the job record
Core CAFM capabilities
Asset register
Criticality, warranty, location and full service history on every asset.
PPM planning
Planned preventive maintenance by frequency, asset class and contractor.
Work orders
Reactive and planned jobs assigned, tracked and closed with evidence.
Helpdesk & SLA
Requests logged once, prioritised and measured against response targets.
Contractor records
Scope, attendance and delivered work kept against each contract.
Reporting
KPI and SLA views produced from the live record, not rebuilt monthly.
Who uses Proxima as a CAFM platform
- In-house facilities teams running residential or commercial buildings
- FM service providers managing several client sites
- Building engineers who need asset history at the point of work
- Property and OA managers who need proof that maintenance is delivered
How a CAFM rollout typically runs
- Step 1
Register
Structure the building and load the asset list, from existing files or a survey.
- Step 2
Plan
Attach PPM schedules and checklists to asset classes.
- Step 3
Run
Log requests, assign jobs and capture completion evidence in the field.
- Step 4
Review
Use SLA, backlog and asset views to adjust plans and contracts.
What a connected CAFM record gives you
- A maintenance history that survives staff and contractor changes
- Evidence of planned work that owners and auditors can review
- Fewer duplicate records between helpdesk, FM and finance
- A base for AI search and summaries across real building records
Common questions
What is CAFM software?
Computer-aided facilities management (CAFM) software holds the record of a building's assets, spaces, maintenance plans and service activity, so facilities teams can plan, assign and evidence their work in one system instead of spreadsheets and email.
How is Proxima different from a traditional CAFM system?
Proxima includes the core CAFM record — assets, PPM, work orders and helpdesk — but is designed to connect it to Owners Association budgets, community operations, vendor performance, building system data and AI support, so FM work is not isolated from cost and governance.
Is Proxima a CMMS as well?
Maintenance management (the CMMS part) is built into the platform: planned and reactive work, checklists, parts of the asset history and technician updates. Proxima then extends that record to compliance, budgets and reporting.
Can we move from an existing CAFM system or spreadsheets?
Asset lists, PPM schedules and history can be onboarded through structured imports. The format and completeness of the source data decide how much can be carried across, and this is agreed during onboarding.
Does it work for older buildings without a BMS?
Yes. The CAFM record does not depend on building systems. Older buildings can run fully on structured and manual data, and connected data can be added later where systems exist.
