Three terms, one underlying question
Buyers in Dubai and across the UAE often meet three categories of software when looking for a way to run buildings: CMMS, CAFM and IWMS. Vendors use the terms loosely, so it helps to define them by what they record rather than by the label on the brochure.
The real question is simpler: which parts of the building operation need to live in one trusted record, and who needs to use it?
CMMS — maintenance first
A computerised maintenance management system focuses on equipment and work. It holds the asset list, planned preventive maintenance schedules, work orders, technician updates and often spare parts.
A CMMS suits engineering-led teams whose main problem is getting maintenance planned, done and evidenced. It usually says little about owners, budgets, tenants or community operations.
CAFM — the facilities record
Computer-aided facilities management extends maintenance into the wider facilities picture: spaces and locations, helpdesk requests, soft services, contractor management and SLA reporting.
In the UAE, CAFM is common in commercial towers and among FM service providers who must report performance to clients.
IWMS — the corporate real estate view
An integrated workplace management system adds real estate portfolio, lease administration, space planning and capital projects. It is built mainly for large corporate occupiers managing their own workplaces.
For most residential towers, Owners Associations and master communities, a full IWMS brings modules that are not needed while missing things that are — such as owner communication and reserve fund planning.
What UAE buildings often need instead
Jointly owned buildings and communities sit between these categories. The FM team needs CMMS and CAFM depth, while the Owners Association and community manager need budgets, reserve funds, vendor accountability, notices and board reporting based on the same record.

How to decide
List who must work in the system every week, which reports you produce each month, and which decisions you struggle to evidence. If the answers go beyond maintenance into cost, governance and communication, a connected platform that covers FM, property and OA operations together will usually fit better than a narrow CMMS or a heavy IWMS.
